Zoning Analysis
We begin by conducting a comprehensive zoning analysis of your property to determine the available space and potential for building and expansion, as well as getting familiar with design guidelines and limitations.

Field Notes & Measurements
We take critical field notes and measurements to assess existing conditions using LiDAR technology through our partner Prismatica 4D, which will help us identify potential ways to use space more effectively and realize opportunities for expansion.

Design Approval
Once the plans are approved by you, we develop a comprehensive permit-ready set of drawings to submit to the planning department and/or building department. We coordinate with engineering design professionals (structural, mechanical, electrical, plumbing, & civil experts). We also collaborate with landscape & interior designers as needed during the design development.

Construction Commencement
Once permits are approved, construction can begin. Throughout the building phase, we remain available to answer contractor questions, provide design clarifications, respond to RFIs, and, when requested, offer construction administration services to help the project be built according to the design intent.

Site Visit & Scope of Work
During our site visit, we discuss your vision, goals, lifestyle, and budget while evaluating the property's existing conditions. Together, we define the project scope and establish the foundation for the design.

Schematic Design
Back at our office, we take the time to create existing and proposed plans that are tailored specifically to your needs. We work closely with you to incorporate your feedback and refine the design through multiple iterations.

Permitting Process
Once the plans are ready to submit, we involve our partner company, Pronto, to assist us with the permitting process.
They will work directly with you or the general contractor during submittals. We address any comments or conditions for approval and make necessary revisions to secure a building permit.
